Terms of Service

1. Who we are

The Agent Edition is operated by Oliver Grünwald, 5071 Wals, Austria (details in the legal notice). "We" and "us" mean the operator. "You" means the business customer placing the order.

2. Business customers only

Our services are offered exclusively to real estate professionals and businesses acting in the course of their trade, not to consumers. By ordering you confirm that you buy for your business. Consumer protection rules that only apply to consumers, including the right of withdrawal, therefore do not apply.

3. Services

Delivery times are targets. Deliverables are produced with automated tools, including AI voice and editing tools, and are quality checked before delivery.

4. Subscriptions, billing and cancellation

Payments are processed by Stripe. Subscriptions are billed monthly in advance and renew automatically until cancelled. You can cancel at any time in the billing portal linked on our website and in every email; cancellation takes effect at the end of the current billing period. Fees already paid are not refunded, except as stated in section 5. Prices are in U.S. dollars and exclude any taxes that apply to you.

5. Market coverage guarantee

If reliable monthly data is not available for the market you name, we will tell you before your first edition and either agree on a nearby market with you or refund your first payment in full.

6. Your content

You grant us a non-exclusive licence to use the photos, logos, names and other material you upload solely to produce and deliver your orders. You confirm that you have the rights to this material and that its use does not infringe the rights of others, including photographers and MLS rules.

7. Your use of the deliverables

You receive a non-exclusive, perpetual licence to use the deliverables to market your own real estate business on any channel. Do not remove the data source credit. Music is licensed for use with the delivered video only.

8. Your responsibility before publishing

Please review every deliverable before you publish it. You are responsible for your advertising, including state license and brokerage disclosure rules, MLS rules and fair housing laws. The voiceover is synthetic; platforms may require you to label the content as AI generated.

9. Market data

Figures come from third-party public housing research sources and are presented as published. They are informational and are not an appraisal, valuation or forecast. We do not guarantee their accuracy.

10. Corrections

Each deliverable includes one round of corrections for errors in the details you provided or in our production. Reply to your delivery email within 14 days.

11. Liability

We are liable without limitation for intent and gross negligence. In all other cases our total liability is limited to the fees you paid in the three months before the event giving rise to the claim, and we are not liable for indirect damages or lost profits.

12. Changes

We may change these terms or our prices with at least 30 days notice by email. If you do not agree, you can cancel before the change takes effect.

13. Law and jurisdiction

Austrian law applies, excluding its conflict of law rules and the UN Convention on Contracts for the International Sale of Goods. The courts competent for Salzburg, Austria have exclusive jurisdiction.
