A market update works when it answers one question your followers actually have: is now a good time to buy or sell around here? Use this 30-second script, swap in your own numbers, and record it or have it made for you.

The 30-second market update script (fill in the blanks)

  • Hook (0–3 s): "Is [City] still a seller's market? Here's what changed in [Month]."
  • Number 1 (3–10 s): "The median list price is [$X], [up/down] [Y%] from a year ago."
  • Number 2 (10–17 s): "Homes are taking [N] days to sell, [faster/slower] than last year."
  • Number 3 (17–23 s): "[Z%] of listings had a price cut, so [buyers have room to negotiate / well-priced homes still move]."
  • Takeaway (23–27 s): "If you're [buying/selling] this season, [one practical tip]."
  • Call to action (27–30 s): "Want the numbers for your ZIP code? Send me a message."

"Is Miami still a seller's market? Here's what changed in August. The median list price is $490,000, down 2.0% from a year ago. Homes are taking a median of 85 days to sell, a bit faster than last year. Only 14.6% of listings had a price cut, fewer than in most big metros, so well-priced homes are holding their value. 5 hooks that make people stop scrolling

  • "[City] home prices just did something they haven't done in a while."
  • "Sellers in [City], this number matters more than the price."
  • "Buying in [City] this fall? Watch this before you make an offer."
  • "Here's the [City] housing market in 30 seconds."
  • "One in [X] homes in [City] just cut its price."

Rules that keep your update trustworthy

  • Use one source per video and name it on screen, for example Realtor.com, your MLS or your local board
  • Say "list price" when you mean asking price; it is not the final sale price
  • Pick three numbers at most; more than that and viewers stop listening
  • Talk about homes and the market, never about who should live in a neighborhood (Fair Housing)
  • Do not promise future prices; describe what the data shows today

How long should a real estate market update video be?

For Instagram Reels and TikTok, 20 to 40 seconds works well: a hook, two or three numbers, one takeaway and a call to action. Longer YouTube updates can go deeper.

How often should agents post a market update?

Once a month is the common rhythm, because most housing data is published monthly. Some agents add a short weekly update in busy seasons.

Do I have to be on camera?

No. Many agents use a voiceover over charts or listing photos. A faceless format still works if the numbers are local and clearly sourced.
