  • Los Angeles-Long Beach-Anaheim, CA: $652 (−2.1% vs. August 2025)
  • New York-Newark-Jersey City, NY-NJ: $490 (−0.5%)
  • Seattle-Tacoma-Bellevue, WA: $432 (−1.8%)
  • Miami-Fort Lauderdale-West Palm Beach, FL: $355 (−0.8%)
  • Denver-Aurora-Centennial, CO: $280 (−3.4%)
  • Phoenix-Mesa-Chandler, AZ: $264 (−1.4%)
  • Dallas-Fort Worth-Arlington, TX: $199 (−2.0%)
  • Houston-Pasadena-The Woodlands, TX: $169 (−2.2%)

What it means

  • In all eight metros, the median list price per square foot was lower than a year earlier.
  • Of the 24 large metros we checked (8,000+ homes for sale), 22 were lower than in August 2025; Chicago (+3.6%) and Detroit (+1.7%) were higher.
  • These are asking prices, not sold prices. Smaller homes often list at a higher price per square foot.
