One listing can carry a week of video if you plan it from the start. Here are 8 listing video ideas in the order a listing lives, from the first teaser to the closing recap, with what each one needs. Most of them work with the listing photos you already have.

8 listing video ideas, in order

  • 1. Coming soon teaser: one exterior shot and three close-ups, "Coming soon" on screen, no price yet. Needs: your seller's OK and a check of your MLS's rules on coming-soon marketing.
  • 2. Photo walkthrough: 10 to 12 listing photos in room order with slow camera moves and the room names on screen. Needs: photos you are licensed to use in video.
  • 3. Just listed reel: 10 to 30 seconds with beds, baths, square feet and the one feature buyers will remember, then your name and brokerage on the end card.
  • 4. Three details buyers miss: built-ins, storage, new windows or a pantry, one short clip or photo and one caption each.
  • 5. Before and after: an empty room next to the same room virtually staged. Label the staged version "virtually staged" and keep walls, floors and windows exactly as they are.
  • 6. Open house invite: date, time and address on screen over the front door and the kitchen, posted two to three days before.
  • 7. Price improved update: the new price, the exterior and one reason to take a second look. Only with your seller's approval.
  • 8. Just sold recap: the exterior with "Sold" on screen and one line on what helped. Needs: your client's permission; follow your state's and MLS's rules on advertising a sale.

Before you post a listing video

  • You have the rights to every photo and clip, including your photographer's license and the seller's permission.
  • Your name and brokerage, and any license number your state requires, are on the end card or in the caption.
  • Fair Housing: describe the home and the area's features, never who should live there.
  • AI-animated or virtually staged content is labeled as such.
  • Prices, addresses and open house times are checked by hand before you post.
