Housing Inventory 2026: Big Metros Where Homes for Sale Rose Most (August)
More homes for sale usually means more choice for buyers. Among large U.S. metros (8,000 or more active listings), these seven had the biggest rise in active listings in August 2026 compared with August 2025.

- Minneapolis-St. Paul, MN-WI: +33% (10,976 active listings)
- Seattle-Tacoma-Bellevue, WA: +27% (12,712)
- Charlotte-Concord-Gastonia, NC-SC: +15% (11,263)
- Washington-Arlington-Alexandria, DC-VA-MD-WV: +14% (15,290)
- Detroit-Warren-Dearborn, MI: +14% (11,620)
- Philadelphia-Camden-Wilmington, PA-NJ-DE-MD: +13% (13,056)
- Nashville-Davidson-Murfreesboro-Franklin, TN: +13% (12,197)
What it means
Active listings count the homes for sale during the month. A rise can come from more sellers listing, from homes taking longer to sell, or both. In this group, median list prices were flat to slightly lower than a year earlier, for example -3% in Minneapolis and Seattle. It says nothing about what a single home will sell for.
