Many referrals come from people who already trust you. The ask works best when it is short, friendly and comes after you've helped, not before.

3 texts to copy

  • After closing (2 to 4 weeks later): “Hi [Name], hope you're loving the house this fall! If a friend ever asks about buying or selling, I'd be glad to help them too.”
  • At the home anniversary: “Happy one year in the house, [Name]! If you know anyone thinking about a move, I'm always happy to answer questions, no pressure.”
  • After a referral: “Thank you for sending [Friend] my way, [Name]. I'll take good care of them.”

If they reply yes

  • “Thank you! And if you ever want a quick update on your home's value, just text me.”

When to ask

  • After a good moment: closing day, a home anniversary, a thank-you from them.
  • Once or twice a year per person is plenty.
  • Pair the ask with something useful, like a home value update or a seasonal checklist.

What to avoid

  • Texting people who haven't agreed to get texts from you.
  • Mass texts with no name.
  • Offering gifts or cash for referrals before checking your state's rules and RESPA.
